Andrew (Drew) Patten is the founder and director of BlueTree Investments, bringing a wealth of knowledge and experience, especially in start-up organisations. He co-founded Glendower Asset Management (GAM) in 2019, specialising in SDA property development. From 2019 to 2024, GAM successfully developed eight (8) SDA HPS Homes across South East QLD. Additionally, Andrew (Drew) co-established the highly successful "Urbane Restaurant" in 2001, which was considered one of Brisbane's best restaurants until 2021.
The Team of development consultants brought together specialises in guiding SDA projects from concept to completion, ensuring strategic, functional, and innovative solutions. We collaborate with SDA participants to assess their needs, optimise resources, and navigate regulatory frameworks, delivering fit-for-purpose, sustainable and impactful SDA homes to the community.

The first development of a Specialist Disability Accommodation (SDA) was in late 2019. A development site in an outer southwestern suburb of Brisbane was purchased. The resulting property was a single-level, purpose-built dwelling designed to accommodate people with disabilities. It featured three bedrooms with en-suites, an On-site Overnight Assistance (OOA) room, an open-plan lounge, a dining area, a kitchen, and separate laundry facilities. The property was sold through a National Expressions of Interest Campaign and achieved a net Cap Rate of 8.01%. The lease term was 10 years with two options for five additional years each.
Between 2021 and 2023, we designed, constructed, and leased seven HPS SDA homes across South East Queensland. These homes were built during the exceptionally challenging periods of COVID-19 and the Brisbane floods of 2022. The SDA homes feature three bedrooms plus OOA, adhering to high physical support design standards in well-located suburbs near retail amenities, allied health services, and hospitals. The initial leasing of these homes faced difficulties with practical completion, certification, and handover. Consequently, we lost seven initial participants, resulting in a slower lease-up than anticipated by the SDA housing provider. As a result, we switched SDA housing providers and have been very impressed with the leasing outcomes. Five homes were re-enrolled as two-bedroom residences with the NDIS to maximise returns. As of March 2025, the portfolio currently stands at 80% occupancy. Re-enrolling the homes as two-bedroom residences will optimise returns for investors under the July 2023 SDA price review.
